You hereby agree to our terms of business once payment has been made by yourself or a third party to Edward Giles Online.
Edward Giles Online commits to the marketing of clients properties online, arranging viewings for prospective buyers, negotiating an agreeable sale price for the vendor, and corresponding with all relevant parties up to completion of sale.
You agree that you are the legal owner of the property and or have permission from all legal owners to sell the property.
For sales options 1 & 3 you agree to undertake the showing of the property to prospective buyers at a time to suit you which will be arranged in advance. You have the right to cancel a viewing at any stage. You agree to give access to your buyers surveyor should it be required and arrange for the handover of keys to the buyer on completion.
You agree to read and check your property advert online and to inform Edward Giles Online of any mistakes or inaccuracies so as they can be rectified in order to comply with the property misdescriptions act 1991 and the Consumer Protection Regulations act 2000.
If sales option 1 is chosen (£495 including vat upfront) this is the only amount payable bar any optional additional products or services being ordered such as a sale board or a premium listing. There will be no payment due after completion of the sale. Edward Giles Online will continue to market the property until sold or instructed to remove it from the market by you.
For sales option 2, there is nothing to pay upfront and you agree to pay 0.5% including vat of the achieved sale price on completion.
Upon payment for sales option 3 (£150 including vat upfront and £850 including vat on completion) you agree to instruct your solicitor/conveyancer to pay Edward Giles Online £850 including vat within five days of legal completion of sale on the property we have marketed and introduced a buyer to and you agree your solicitor/conveyancer may furnish us with your forwarding address if required by Edward Giles Online in relation to payment due. Edward Giles Online will continue to market the property until sold or instructed to remove it from the market by you. The upfront fee of £150 including vat is payable whether your property is sold or not.
Any optional additional products are available only when purchasing one of our three sales options. When a sale board is ordered you are purchasing this item. It will be changed from “for sale” to “sold” as required but will not be removed at the end of the process. The board and post will be yours to dispose of or keep.
VAT is payable on all services and products provided by Edward Giles Online. We reserve the right to charge interest of 5% above the bank of England base rate on any monies owed beyond the agreed time scale.
At the time of payment to Edward Giles Online you agree to the terms and conditions above and if you do not agree to the terms and conditions payment should not be made. We reserve the right to change our terms and conditions and or our services and prices but will where possible honour agreements entered into at the time of payments made.
Edward Giles Online does not accept liability for any actions, inactions, loss, damage or inconvenience caused by third party contractors employed by Edward Giles Online.
Edward Giles Online does not accept liability if payment is refused by your payment card company. At the point of payment no refund will be due. Edward Giles Online incurs costs from the moment of instruction and are not able to give refunds if a customer changes their mind or is subject to a change of circumstance. If and when an over payment is made a refund for the additional amount will be made upon request.
Edward Giles Online takes customer privacy seriously and any personal information provided to us is used in strict accordance with the data protection act 1998. We will not pass your information on to other parties unless they are directly involved in the marketing or sales possess of your property ie. sale board contractor or buyers solicitor.
