Questions, questions questions…(part 1)
Online estate agents are still a relatively new breed and as such people want to know what it’s all about. Our customers normally have many questions when they first call us.
One of the most frequently asked questions is why should they choose an online estate agent like Edward Giles to sell their property rather than a local/traditional estate agent?
The answer is simple. In four words it’s Marketing, Service, Negotiation and Fee.
This is part one of a four part blog to explain all………
Part One – Marketing
We advertise all our customers’ properties on all the major property search portals, Rightmove, Zoopla, PrimeLocation etc. A local/traditional estate agent should do this too, therefore at this stage, both agents will have access to the exactly the same buyers with the same money to spend. Edward Giles also utilise social media avenues to share properties on. It’s quite impressive how fast property details are shared and spread by using this method and they may just land into the hand of a buyer before they’ve checkd Rightmove or Zoopla that day. This is something extra that you may not find from a local/traditional estate agent and that will give an extra chance to us finding buyer over another estate agent.
A buyer does not mind which estate agent is advertising the property, all they want to do is be able to make contact with someone who can arrange a viewing and answer any questions they might have. In the initial stages, we are simply a marketing tool and gateway for buyers to view and ask questions about marketed properties.
One point to make here is that we have heard local/traditional estate agents saying, in an effort to lure customers away from online estate agents, that they can offer “local knowledge” to prospective buyers. “Local knowledge” does not make buyers spend more money on property. Once viewed, it is the property that sells itself and not what an estate agents say about how wonderful the local shops and restaurants are. Buyers are savvy and with a property purchase being one of the largest ever purchases of peoples’ lives, they will do their own research. Online estate agents don’t claim to have local knowledge of all the areas they cover but what Edward Giles do is to make sure we have all the property specific information from our home visit and while in the area, take notes too. If there are any questions that we are unable to answer immediately, we don’t simply tell buyers we don’t know, we find out and call our buyers back.
