Part Three – Fees.
There is absolutely no reason why agents should charge one customer X and another Y for the same service. But they do.
As estate agents we know how much work is involved in selling a property and it varies substantially from one deal to the next. Some sales are quick and go smoothly, others take longer and are more challenging. The challenges are encountered along the way and are often unforeseen at the time when fees are being discussed – at the start of the process. So why the differing fees? A common reason given is to do with the size of the property and that if it’s a large property it will require more work for photographs and description writing. While a larger property will have more photographs this should not equate to a higher fee being charged. The amount of extra time for more photographs by a photographer who is already at the property is insignificant compared to an increase of 0.5% or more that might try to be charged. Vendors should not have to negotiate on fees.
